How I work with clients

Many people know me as the bloke who writes the Matusik Missive twice a week.

Some have attended a Master Class. Others have purchased one of my Ready Reckoner Reports.

But what many readers don’t realise is that most of my time is spent working as a consultant to the housing industry.

For more than 35 years, I’ve been helping people navigate the realities of housing markets across Australia. Over that time I’ve worked with more than 1,000 clients and helped 1,250+ housing projects move from concept toward reality.

The Missive shows how I think. Consulting is where that thinking gets applied.

At the front end

My work usually sits at the front end of projects - where decisions about product, pricing, buyers and timing matter most.

Clients engage me to answer questions like:

• Is this market strong enough for this project?
• What should we actually build here?
• Who are the likely buyers and what will they pay?
• How should the project be positioned?

My role is to reduce uncertainty, sharpen the strategy and save time.

The work is always independent and straight to the point. I analyse the data myself and write every report personally.

Because of that, I keep my consultancy work limited to a small number of projects each year.

My core services include:

  1. Market analysis + outlook - an independent review of what’s really going on in a market and what realistically lies ahead based on housing demand, supply pipelines and demographic change.

  2. Project advice - practical guidance on how to maximise your project’s potential and reduce risk before committing serious capital.

  3. Project support - a buyer-focused report and a punchy promotional video that helps your project stand out in a crowded market.

  4. Mentorship - regular deep digital dives with me, you and often your team to work through ideas, projects and strategy.

  5. Presentations - me speaking to your tribe about the four W’s of property - the Who, What, Where and Why - that drive housing markets.

Also most of my work comes from repeat clients and referrals, so I only take on a small number of new projects each year.
