Supply fixed, value stretched
South Australia is now building enough homes and Adelaide's prices look a touch too hot
For some time South Australia wasn’t building enough homes. But my first chart says that is no longer the case.
The new dwelling pipeline has lifted to where approvals, construction and completions are now broadly keeping pace with underlying demand. In other words, the supply miss that helped fuel Adelaide’s surge has largely been repaired.
That matters, because prices are still pushing higher. And too high!
My other 6 charts - in this new 7 charts series - are behind the paywall. They show what is really happening across the Adelaide housing market and what potentially lies ahead.
